Martin Eberhardt to Speak at the RICS Valuation Conference 2026
Martin Eberhardt FRICS, CEO & Founder of HELIX alpha, will participate in a panel discussion on the specific challenges of valuing Social Infrastructure, including Life Science Real Estate, at the RICS Valuation Conference in Frankfurt am Main on 22 September 2026.
The valuation of Life Science Real Estate presents particular challenges for valuers and investors. The European market is still comparatively young, with a limited number of investment transactions and reliable comparable data. At the same time, Life Science Real Estate is not a homogeneous asset class but covers a broad spectrum – ranging from relatively flexible Shell & Core buildings and specialised laboratory properties to highly technical GMP and production facilities.
“Life Science Real Estate is not one homogeneous asset class – it is a spectrum. A robust valuation therefore requires a clear understanding of the specific risk and utilisation profile of an asset before conventional valuation parameters can be applied,” says Martin Eberhardt.
In addition to location and the quality of the respective life science ecosystem, key valuation factors include the technical specification of the building, its adaptability and alternative-use potential, tenant covenant and lease structure, as well as future CAPEX requirements. Particularly where market and transaction evidence is limited, a differentiated assessment of the individual risk factors and transparency around valuation assumptions and uncertainty become increasingly important.

Through its participation in the RICS Valuation Conference, HELIX alpha aims to contribute to greater transparency, differentiation and professionalisation of Life Science Real Estate as an institutional investment segment.
