HELIX alpha at the CBRE Life Sciences Summit in Berlin
Martin Eberhardt FRICS, CEO & Founder of HELIX alpha, spoke at the CBRE Life Sciences Summit in Berlin on the topic of “Infrastructure & Capitalization Gap in Life Science Real Estate”.
The summit brought together senior representatives from across the European Life Science Real Estate sector, including corporates, developers, investors, operators, banks and advisors, to discuss the requirements for the further development of the sector and the role of real estate and capital in supporting Europe’s life science ecosystem.
In his presentation, Martin Eberhardt addressed one of the key structural challenges facing the European market: the gap between the growing demand for specialised research, laboratory and production infrastructure and the availability of long-term institutional capital to finance it.
The discussion highlighted that the further development of Life Science Real Estate in Europe is not simply a real estate question. Successful investment requires an integrated understanding of user requirements, suitable and adaptable infrastructure, strong life science ecosystems and long-term institutional capital.
This user-centric perspective is central to HELIX alpha’s investment approach. Understanding the operational requirements of life science occupiers and translating them into resilient real estate concepts is essential for assessing both the long-term usability of an asset and its suitability for institutional investment.

Following the summit, participants visited Ehemalige Osram Höfe, a major redevelopment project in Berlin with a significant Life Science Real Estate component. The visit provided first-hand insights into the transformation of an existing urban site and demonstrated how new life science infrastructure can be integrated into established locations.
HELIX alpha would like to thank Matthias Mohr and CBRE, as well as all participants, for the substantive exchange and for bringing together different perspectives from across the Life Science Real Estate sector.
Through its contribution to industry conferences, research and professional dialogue, HELIX alpha aims to support greater transparency, differentiation and institutionalisation of Life Science Real Estate as an investment segment in Europe.
